Is this property targeted at students, young professionals or families?

Looking for current or past students to chime in....Thank you!       

I purchased my first buy and hold SF rental property last year and turned the property into a student rental as it was very close to a local College.

I learned this first hand selling courses to some very active 2nd lien investing students.

While James' mentorship program promotes the success stories of students making substantial income, the reality on the ground tells a different story.

It is located in an area that attracts college students/employees, working class families, and military families.

Possible student rental, but not ideal time to rent to students.

I am sure it could work well in a student setting where everyone is attending a nearby university, but other than that, I don't think the juice is worth the squeeze.Hi @Richard Helppie-SchmiederDefinitely agree - doing your own property management and renting by the room isn't for the faint of heart.

Property prices are lower compared to larger cities, offering the potential for higher returns, while the demand for rentals remains steady thanks to a large student population and growing workforce.
