You definitely need an attorney and your realtor crapped the bed or you weren't listening at all since you didn't even know where the security deposits went to.

Big Realty, Rentwell and Specht Realty all service Pottstown and are much better - you can actually call a person (no "submit a ticket" crap), the person you talk to next month is the same as the person you talked to last month, they're honest/transparent about maintenance markups (which 365 was not with me), and in general they actually care/try to do a good job with whatever issues come up.

Well they wont know it and to save money by not having a lawyer advise them .. boom they take title to all sorts of nasty crap.

Don't mean to be a boomer (or more accurately a Gen Xer) crapping all over the new tech, but the unvetted use of ChatGPT to answer nuanced, grey-area questions can lead newer investors into dangerous territory. 

As anyone who knows what they're doing in the STR world can see, the list is worthless.One reason being they just have crap data.

I look at these projects as I move through the markets I work in  out east  MS AL OH MO etc etc.. and especially MS you look at a project that was built 5 years ago and its run down and no pride of ownership on 80% of them and basically just crap.  

So its just deteriorated over time thats why the OP says you can buy houses there for 15 to 30k they price for risk and the 15 to 30k homes are just land lords selling their beat to crap rentals and escaping that ares..
