NJ has the highest taxes per capita in the country so high taxes are expected especially in Northern NJ.

The area has certain advantages like shelter from regulation risk (pretty much as low as anywhere in the country if you buy in the approved STR tourist zones) and long term security (people aren't going to stop going to Orlando anytime soon).

Well anyone can write anything into a contract, but whether it is legal and enforceable is for the courts to decide...It is State law here that a contractor must call 811 or they are liable for the costs.

I don’t know how hard th IRS would frown on it but I’m sure it’s done all the time out in farm country.
