The SST doesn't apply for legal 2-flats so if you want to use FHA it's probably better to target those that maybe also have a non-conforming basement or attic unit.This is why the 5% down conventional loan is a game changer for house hackers.

I still have plenty time left saving but when the time comes I’ll either be looking into conventional  loans, or some type of remodel loan to pay for the repairs of the property I am looking to fix up, because as far as I’ve seen so far it’s hard to find a good deal starting out unless you buy it as discounted as possible and put some sweat equity into it, let me know your thoughts on that ur possible.

Hope is a bad strategy.The only on market strategy that I think can work is paying cash/line of credit/hard money for a property that does not qualify for conventional financing.

You just have to make sure you're using someone that actually knows what they are doing and not someone that throws it to a lender that specializes in Conventional Loans.

If you aren't paying cash and are doing owner occupancy you may be able to use FHA instead of Conventional with a higher down payment. 

It doesn't happen much and probably won't be a process lenders go through in a systemic search until we hit closer to double digit rates on those 2 and 3% loans. 

My professional background is data science / analytics, which means analyzing cash flows will probably come more naturally than building relationships, which apparently, is how one finds deals worth making.Are there meetups in these areas I should attend (digitally at first, presumably)?
