Dry-cleaners of course can pose a significant contamination issue with a property, but would a regular self-serve laundromat have similar contamination potential?

Paint will not adhere to any surface if it has contaminants like cigarette tar, vaping residue, grease from cooking, etc.

The issue if you buy without first having the tank removed is that you may own the environmental liability, including if the oil gets into the groundwater or contaminates the adjacent properties.

In NJ, i would expect home tank removal without contamination probably would cost around $10K if you're using a licensed environmental professional (recommended) as opposed to a tank company (not recommended).

I think Newberry Springs was where that movie was about with Sandra Bullock where the electric company dumped crap into the soil and it contaminated the water in Newberry Springs, caused cancer and killed people.

So even elements that don’t appear damaged can be contaminated.

Has anyone purchased or sold a property with DPS (Downgradient Property Status) filed on it, because of environmental contamination from an upstream property?
