In an up and down configuration, you may have an upstairs unit that gets very hot.Showings/Turnover scheduling.  

Depending on the zoning of your property, the configuration of your lot and the construction of the garage, you may not be able to get a CO from your city for the extra unit.Your best bet may be to make use of the space yourself, provided that your tenants still have proper parking.

It's possible that the configuration of the lots makes it difficult or undesirable to build what the HOA requires on those lots -- or is difficult to adhere to HOA covenants while still adhering to zoning rules. 

The key is that each tax payer purchase at least as much investment real estate as they sell.However you configure the sales (and each sale is a separate distinct exchange) does not matter as long as you take title to at least as much real estate as you sold in order to defer all tax.  

You can get the bonus round if you would ask them if they would pay X for a property with Y configuration in Z area.

Configure them into 2 or 3 building layouts and get an accurate construction cost.

The second would be to change the membership configuration if you are not in a community property state so that there is only one (1) member in the limited liability company so that it would be considered a disregarded entity.
