Moving forward we are exploring possibly combing households due to the large size of the property and the difficulty of upkeep but there are several questions/ issues that need to be addressed so it does not put either of us in a compromised position.When her husband died a friend paid off her mortgage due to it going into foreclosure ( 210k total).

NNN leases are great. but if you get a vacancy in a property that represents 10% or 20% of your portfolio value and it takes you a year to fill it, you are more willing to compromise on the tenant or negotiate the lease.Sounds like you have a good thing going.

Hello,I purchased an investment property in Largo, Florida about two years ago.My tenant called me a few days ago and noted she heard a cracking sound and the tile's in the entry way started to lift.I got a foundation contractor to come out to the house and he noted I have raveling soils as well as many other houses in my area and that my foundation is slightly compromised.

It's not an earth shattering idea, but it increases your income and protects you from yourself (wanting to scale too quickly, making compromises, and introduces extra risk).I'd suggest taking a breath and getting a sample size of more than 1 month of bookings before buying the next one, but I get it.
