Comb through the municipal or state property ordanance if you want to cite it but most places allow for landlord rules that you can change as long as you give them notice.

But go over the appraisal with a fine tooth comb.

Depending on if each of the family members are interested to do their own deals with you or you are combing the money into one fund and purchasing a property, there can be different structures.

Once booked, you can bet they'll be combing over the photos with a fine toothed comb and a gleam in their eye, and sharing the listing with friends and family (or fellow guests) as they envision their actual stay there. 

I am one of those newbies right now, but I’ve been working diligently to find that first deal, combing MLS, Craigslist ads of my own, driving neighborhoods and sending out mailers, dragging my agent and contractor to houses so we can all be on the same page when we do find a good one.
