I'm specifically looking in Ereciera and the adjacent coastal towns. 

Tons of double sided tape used which results in a fair amount of extra effort to restore (most cases paint comes right off the wall requiring patching sanding etc, some cases Good-off was effective.

I've already renovated one of the bathrooms, and I’m planning to paint the interior, update the kitchen cabinets, possibly sand the wood floors, build a fence is a corner lot and increase the rent for the room since my tenant is currently renting the entire 3-bedroom, 2-bathroom house for $800 a month.

You often see them in coastal areas where the houses are on stilts to prevent damage from king tides or storm damage from flooding.They were a way to do foundations pre-1900 in a lot of areas, especially here in the northwest.

On the broker side for NNN as an example I had clients use 7 to 10 year fixed debt low in the 3's to 4's and sometimes assumable even when possible to build in with the lender.I like longer fixed debt to give extra time to refi or sell the asset when best in cycle.

I would add specific details like pictures of the fixtures/flooring/cabinets.....SKU #s and pictures of everything.

On the advice of the fireplace guy who did our last cleaning/inspection, we sanded down the brick inside and painted it with the high heat black paint, and it states in the lease that they may use a fireplace-style candelabra if they'd like, but any other use will trigger all the rules in the Fireplace Addendum.   

I'd only add to your potential areas Jacksonville, Sneads Ferry, & Holly Ridge here in coastal Carolina.

Also considering a coastal STR in some of the smaller beach communities.That's great!

I think one of the worse things about CA is how crowded the various large coastal cities are (traffic, event crowds, pollution, housing shortage, etc.).The question was posed why invest in RE in states like CA.
