How did you find this deal and how did you negotiate it?

Something as close to turn key as possible but it doesn't need to be perfect.  

As others have mentioned, you typically need some liquid capital to get a deal done even if a hard money lender was funding 100% of the deal for you. 

Purchase price: $4,100,000 Cash invested: $2,000,000 79 unit value add apartment complex with roughly 800k in cap ex completed What made you interested in investing in this type of deal?

Any tips to get a better rate or deal from lender ? 

And yes, it would need to season, usually 6 months to a year after you close.

.: I would focus more on how good of a deal it was vs how little it cost.

I had a Subject 2 or wrap deal fall apart last month, getting title insurance and a closing attorney willing to close the deal were among the many issues.
