Contractors will make or break your rehab. 2. get 3 quotes for everything. 3. closing costs for refinancing is not cheap and you definitely need to take that into consideration when running your numbers. 

There are varying opinions on this but mine is: cheap never goes out of style.

If they can get a property dirt cheap, you are still going to see it at the 80% of ARV like he says.

Slip and falls are a leading liability concern a property owner should be aware of and snow removal is not something to cheap out on. 

It also prevents you from making the #1 noobie mistake, which is buying in the hood just because it's cheap.

I also wouldn't touch hilltop with a 10' pole. struggled. old homes, over budget renovations, lots of issues. realtors push people here since it's the only place cheap houses close to downtown can be good but homes are 1900-1920.

We have some good ones here, and although the rehab wouldn't be as cheap as managing it yourself if wouldn't be full retail price either.
