Then I get the prospective clients making 6 figures on their regular job but they're still swapping out doors on kitchen cabinets or fixing toilet guts in the evenings and can't see the forest through the trees yet. 

You can do that and pay the agent that brings you a buyer whatever their fee is.Or, you can place a sign out front and have unknown people walking through your house at odd times looking in your underware drawer and medicine cabinets.

Are they laying out things down to your kitchen cabinet sizing?  

His last excuse was that he was waiting on cabinets and materials—this is just a standard rental rehab.By September, I decided to end our contract and started looking for a new contractor to complete the work.

The exterior was painted when we bought it, we refinished the floors, added carpet, new paint inside, refinished the kitchen cabinets, replaced a couple windows and did some minor plumbing work inside (along with getting rid of TONS of junk throughout the inside and outside of the home!)

If anyone has any advice on starting construction, good place to find cheaper trim, doors, cabinets LVP etc, or even people in the Minneapolis/north metro that you would recommend for the job I would love to hear it.
