This is a lipstick + flip.New floors, paint kitchen counters, cabinet faces, new bath, install central airWhat was the outcome?

You can always add a coat of paint, replace kitchen cabinets, but you can't move a house (well you can, but that's another thread!).

I keep leases in a filing cabinet. 

I would provide the vanity, bathroom tub and shower, kitchen cabinet, flooring, and all the hard wares.

No carpet, disposals, only put up curtain rods, hard flooring only, use durable materials, always have cabinet pulls

I acquired the four-plex with varied levels of updates, but would need/want to paint cabinets, paint doors, trim, walls; if carpeted, replace carpet with LVP; replace faucets with modern faucets, etc.

A big trick is to do cosmetic updates to max out the rents, for example most deals I sell we raise rents a good 30-100% after paint, new counters, new flooring, paint/replace cabinets.

It's a real problem and can only imagine the number of investors out there who are operating their businesses recklessly under the false beliefs of protections of an LLC created and stored away in file cabinet.
