I got it for 25k and it took 30k to renovate and is breath taking i had the house sold even before i bid on it and we officially went under contract last month i set the buyer up with RMS Mortgage because i have always had such an easy time purchasing houses through them. all was going smoothly until the title search showed it was tax acquired and apparently in Maine they have 15 years to come back to protest which is so wierd. so i looked up options and research lead to find out i could ask former owner to give me a quit claim deed. basically the conversation would go ( hey guess what you could claim to have your house back would please let me have it instead and take time from work to follow me to the notary please?)

That’s very interesting I have a 2 bedroom 3 bath home with a complete Movie room in a furnace 1200 sq ft basement with the movie Theater room on one side and on the other side of 50s Diner’s theme room with pool table giant air hockey machine and other equipment as well as exercise equipment I also have a finished guest home one bedroom one full bath with kitchen and living area on the same property which also includes a $30,000 dock with boat lift nice setting area and tackle shop room on Lake Taneycomo the main home has a very nice size deck with a beautiful view of the lake breathtaking in the winter in Branson Missouri with no homeowners fees or any other fees except for a small $75 a year fee for road maintenance around the lake area that is in Branson Missouri

I have not found any luck finding anyone who will do snow removal so far (its either the issue with the neighbors property potentially being damaged, not having the right equipment, or proposing a breathtakingly high cost) and I'm not sure it would even help.

Dawn's figure of 10% is a pretty typical budget number for management fees but that varies considerably by the market:I operate in the Sacramento market which is close to or a little South of 8% for a median rent of $1556 in our MSA; I have seen management fees of 5% in the Bay Area, but the rents are breathtakingly high over there.

I'm of the notion that wide, flat white sand beaches suitable for beach activities is preferred, whereas the rocky coastlines in Cali and Maine are breathtaking, they just are very utilitarian for families with kids that want to play on the sandy beaches.
