It's really easy to fall to the trap of social media and Instagram gurus screenshot Ing their so-called returns on their stories and making posts about how much money they made, and wearing crazy Rolex watches and recording podcasts on yachts to believe that all that hype is true.

Early in my career, this really bit me in the tush and I am seeing many investors walking right into the same trap.

You must rely on people you don't know to tell you what works and what doesn't. this is why many fall into the trap of great "on paper" BRRRRs.

If something obstructs the sewer line like tree roots, and grey water is trapped in the pipes and overflows the lowest point that could be covered.

There are many ways to problem solve this so you don’t feel trapped in a path you don’t want, but also may learn that your parents have a few good points that you appreciate when you’re older.

So far, I have been able to avoid any traps of investing out of state.    

To do it safely its a niche and one needs to be aware of all the things that can trap you and cause you a negative experience..

Born and raised Oklahoman here, and I have never understood why that little corner of the state turned into such a popular market!

Most who fall for this trap  buy doors that are not profitable.
