Not sure if its a regulation issue or what it is, but I've only been able to even entertain the idea of doing business with HMLs on the MN side of the border. 

But you gotta come to San Felipe (just south if the border) to come and get it 😂

It's really in Spring Hill but right on the border with Columbia.

Also, the east side of town (as well as on the other side of the border in Kingman/Laughlin area) has a ton of off market properties that are great fix and flip opportunities, or even low barrier to entry LTR, if that is a route you would like to explore. 

I know you're looking to buy in the suburbs but I created a Chicago House Hacking Guide and the principles are overall the same.You won't find $100k SFHs in most suburbs around Chicago except the south suburbs close to the Indiana border.

A lot of people choose to buy just over the border in Indiana (Hammond, Dyer, Munster, Gary, East Chicago).
