I would look at new construction or build to rent but make sure to run the numbers. work with builders who can keep build costs under $200 per sq ft and look for areas where land is less than 10% of after built value.

Now reality.. unless your using funds from a super successful business.. most most starting out are not sitting on piles of cash or have family offices.. so debt is the only way to get in the game.Also short term debt were your in and out can work.. but it also can bite you in the butt.. look at all the builders that went down in the crash.

May not be your cup of tea but they are cost efficient and they work to add passive income at a fraction of the cost to build a SFH.There are a few "Tiny Home" builders in Tampa and Manatee doing a ton of business.
