@Tobi Isaacs - we are ATL based and do a lot of SPEC construction in the area.  

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.  

After I save up some money, I want to start building spec homes in the DFW area.

I've seen architects spec the wrong sprinkler system more than once and you either have to spend nearly double on a larger system with a dedicated water line or amend the plans (and potentially lose months depending on when the mistake is caught) waiting on the amendment to go through so you can move the project forward.

I agree with the need of a furnace.Most mountain cabins have hot tubs.Emergency generators aren't cheap, but great to have during a sustained power outage.I've thought a battery backup system might be a good compromise.

Batteries go dead and you can;t get in.

You'll also want to prepare a personal financial statement for each of the guarantors/owners of the entity, the entity documentation, 2-3 months worth of bank and brokerage statements for each guarantor and the entity itself, any plans, specs, etc for the property, information on your GC, and a detailed Scope of Work from your contractor along with the draw schedules they expect.

It seems like spec building, purchasing existing multifamilies, and commercial property investments would all be good options.I appreciate your responses in advance.

But this builder has two specs 85% complete but obviously sitting there since he's gone bankrupt.
