So I hired a company to pressure wash my apartments (8 units) in New York State and the guy fell off the roof.   

I charge $1.50 per wash and $1.50 for dry. 

Well, on that note, I gotta go wash my hair, or something..... 

3) Aside from washing the walls or getting a full repaint quoted, would it be reasonable to deduct the expected cost of "Kilz" paint/odor sealant brand for effected square footage?

The rental income can only be used up to the point that it washes out the monthly PITIA (positive net rent cannot be used as income), or underwriters can perform a cash flow analysis of the business over the last two years.

My cleaners asked for $30 of that because of the extra dog hair and slobber cleaning, and I have them put out a pet blanket over the master bed which then needs to be washed.  

They'd be a partner and help provide solutions to operational challenges when scaling, we'd bring tech in like Breezeway for scheduling, give them a company card with spend limits to buy supplies, they even ended up landing a deal with a local laundromat to wash and fold there after-hours to make their lives and ours easier.Truly a win-win. 

I have cleaning rags (microfiber cloths) available, which I ask that they wash if they use them.
