I will be making $55-$60/h by the time I’m certified at 21/22.I am also looking into side hustles to increase my income such as flipping cars, reselling etc.As of right now I have around 8k saved, and 5k invested in stocks.Obviously I cannot buy a property with just a few grand right now, but basically I just want to ask for any advice or tips you would give to me or your younger self when you started.I usually listen to audio books on personal finance and business while working instead of music to further my knowledge.Any sort of advice is welcome, books, podcasts, methods to learn about.

After investing $150,000 into a full remodel we decided to keep it as an Airbnb with 5 studio master suites with their own bathroom and kitchenette.

Trick is to keep the per room rent slightly cheaper than a studio apartment rents.  

Every year, the local Housing Authority in my neighborhood issues a market rate report for apartments, listing fair market rents for studio, 1br, 2,3 br etc. 

2/3 of the units are singles/studios, so generally higher turnover, causing higher fees for clean outs and lease ups, etc, etcRecently had to get a "fire rated" door to the roof replaced from some city inspection, the first  bids were $3800-$4500, but with the right contractors and a little of my own time and motivation, i got the job done for less than $1500 and 12 hours of my time, and it had 2x the fire rating than the city required.
