@Juliann Morala Yep, a buyers agent that works exclusively with investors will have all the info you need and lots of options on contractors, lenders, attorneys, inspectors, property managers.

We have regular evictions at this scale and they typically will take a few months up to six or seven months if the tenant contest/hires an attorney.

"The man who represents himself has a fool for a client" was said about attorneys, but it could be said about a new investor representing himself in a sales transaction.

I know people who do this and I do not believe there are issues with it, but speak to an attorney and they should probably notify the company if they are an employee of that company that they are doing this.

If you talked to attorneys, why aren't you hiring them and following their advice? 

Contact a real estate attorney in the county the property is in and have them do a property ownership search and lis pendens (lawsuit) check.

It may also make it easier for your estate planning attorney to line up ownership with your estate plan, assuming a CA-estate plan if a CA resident.
