I don't consider this home runs, but is in great neighborhoods in a small college town, where houses are in rough condition.

I operate one in a college town, but many out there that can help you invest. 

Kids- don’t fund their college or weddings.  

(i.e. a college student with a huge passion for real estate and financial freedom)

If youre not already attending the local meetups, that would be an excellent place to start.

Lol, I'm  not sure i was very helpful, more anecdotal lol.I learned to estimate from other contractors many years ago.I found labor unit books from college bookstores.

Join the chamber, maybe find a couple of boards to sit on, attend local sporting events and talk with people while you’re there.
