I use the word game because it really is a game for this aristocratic class of active ultra high net worth commercial real estate investors who collect apartments like children collect Pokemon cards.

My particular area of interest in commercial is multi-family, and I plan to start on 5-50 units, as per Conti and Harris in "Commercial Real Estate Investing for Dummies" and many comments by the more seasoned investors here.

Go to LA Conty or Orange Co REIA meetings for rich investors.

If they have no appraisal conti bench, then by contract, they are required to bring the difference in cash.

I’d go with an index fund consisting of primarily aristocrat dividend stocks if all you’re looking for is passive income.

@Ricky Conti I'm a very hands on person so I'm thinking about how I want to do these updates and learn along the way, however I am expecting it to take a lot of time.

I read a great book by Peter Conti and David Finkel, they are pros at LOs and explain how to do like 9 different strategies.
