My cost for many of my properties to add a 240V outlet would be pretty low.The main lease specifies that no alterations to the home can be made by the Tenant without permission of the Landlord, so this definitely covers electrical modifications. 

I thought I read somewhere about adding a clause that the seller will not extend, modify or otherwise alter the existing leases in any way ( I can't remember where I read this).
