You cannot have a traditional homeowners policy and a landlord policy on the same dwelling.

The challenge, as you’ve discovered, is that traditional HELOC lenders typically want the property titled in a personal name rather than an LLC.

It merely means you will likely have a difficult time refinancing the property to a traditional lending source.

We have done tons of non-occupied flips too (fast method).

I've been using the BRRRR method more recently with some success.

House hacking is the best tried-and-true method for new investors in my opinion.

I wasn’t trying to be long winded, with too much detail, in my initial post but I actually did this method on a fix and flip.

@Jay Hinrichs exactly the risk is even more than traditional development and the profit is actually less with more operational headaches.
