i get cards, calls and texts every day from wholesalers for my little portfolio - so that shows you how much competition there is out there.it's also tough to do as a beginner in real estate, because the best wholesalers surface strong deals and know how to estimate a rehab.  

That's the flood zone stuff, or stuff where value is less than what is owed, or maybe partials, land locked, drainage ditches, stuff like that.

Stucco at this time (at least in my area) was poorly done with improper drainage and sealing. 

so just make sure you're not excluding properties because you're looking for 'cash flow.' that's not the point of a house hack, the point is to build equity.off market deals - you can go direct to owner or connect with wholesalers and others that surface off market deals. 

The lesson learned is vetting the potential buyers before pulling the trigger on the one that might look the best on the surface.
