The other disadvantage of storage rental is they are generally slow to fill up, we are financing a new Construction self storage, and the lease up is estimated at 4 years.  1 suggestion would be to buy 1 container, lease it, then buy the subsequent container.

The neat thing about buying the STR subsequently, is that you can use estimated short-term rental income to help qualify for the STR purchase, but only if you purchase the STR after your primary (not the other way around - see Scenario 1 above).

If you subsequently purchased a property for 200k, would you count gains/losses against the 50k you now put in or against the 25k you started with as that’s what you’re actually out of pocket, depending on how you look at it.I hope I worded that clearly

Plus even if title squeaky clean, most title companies will require that you hold it for a year before they will insure a subsequent transfer.Caveat emptor.
