Since Covid this is just the way of the world with STR/MTRs, it can require more cleaning and cause damage but if you want to complete it is a necessity. 

A few public projects have cleaned this up but the area has never prospered since.

It was a long and expensive journey, but eventually, we won the court battle and were able to move them out.After they were gone, we cleaned up the house and decided to list it as-is instead of flipping it.

Thank you for your input.Keep a cheat sheet for your property(ies) with color brand/codes for each room and common info needed such as appliance info, fridge opening HxW, etc...Paint should be standard sets of colors for all the properties you have.Flat means hard to clean, repaint it all.

Have a late fee in your lease.Leaving trash in the yard, tell them to clean it up because if the city gives you a fine, who do you think is going to pay for it?

Don't worry about minor complaints, you are doing a fine job.Just one question, ALL sites have a delay in data from MLS updates, and from court reported information, and so on, is that a function of a monthly update routine or can the information be updated a little more frequently? 

I have known Matt for nearly 5 years and he completed a good, clean, and very appealing PPM for me.

I'm sure you'll get differing opinions but this sounds more clean and simple to me.
