Come up with the.numbers that make it work for us ...our top bid number all the info we gather we put into the database because there is a chance it gets called away ( might resurface in yhe future ) or goes back to the bank) This actually just happened .

Infrastructure becomes dated too, sewers and storm water must be maintained, water lines must be maintained and streets resurfaced.

Looks great ($1500)- tile bathrooms ($800)- resurface kitchen cabinets if need be (0-$1500)- put simply safe alarm system ($300)- sometimes I even spend an extra $2000 to put granite countertop...

I am not a licensed builder, in some states I can pass the county tests if need be to do a job for someone who is dead set on alicense, even if my pics dontprove it.I am JUST AS GOOD as any contractor for any trade, especially tile, laminate, resurfacing, capentry, some electrical (cant wire a whole newhouse from scratch but canchange out or add to existing wiring and change out boxes, etc.), plumbing, pools and their finish,pumps, hardwood, cabinet installs, counter installs, paint, you name it,I can do it and I do it so cheap for the quality.

Based on a video walkthrough, the property needs new paint throughout the house, new carpets in all the 3 rooms, new kitchen countertop, new light fixtures and i plan on resurfacing the popcorn ceiling. 

Sometime painting or resurfacing front door etc will be covered. 

E g “paint bedroom 2” and “resurface cabinets in kitchen” and do this bullet point style. 

Clean the mold around the tub, re-surface the tub if it needs it, caulk the tub, get rid of the hand-held sprayer that will spray all over the place.EDIT:I might be inclined to leave the floor and vanity alone too ...

The conversation keeps resurfacing so here I am joining the Bigger Pockets community to start seriously researching and analyzing investing in our first multiplex!

My dilemma is this:Stuck between using normal VA, $280k pp @ 5.35% and using $15k of personal investments (which I am really tied to because it wasn't easy accumulating) to fund cosmetic upgrades (upgrading floor to LVP throughout, resurfacing + painting cabinets, replacing counter tops with quartz, exterior/interior paint, appliances, and a new front door).
