Why don't you pull out the equity and use that cash?

They used to offer exclusive properties but now it appears that they are pulling MLS listings and will connect you with an agent.

It will also allow you to pull out a HELOC in the 90% LTV range since it will be your primary residence.

The amount of equity I call pull is less than the cash I have but not significantly less.When doing this analysis it struck me that it may not be worth using a HELOC for the simple fact that the interest rate is ~9%* while the funds in my high yield account are only yielding ~5%*.

The loan is 12 months, pulls twice a month, the interest is minimal because I'm paying it off so fast. 

If they send you something for 500K and say it can be sold for 700K and you pull comps which show $550K then that is a bad wholesaler.

Focus on undervalued properties, prioritize high-ROI renovations, and refinance to pull equity for future deals while maintaining 20-25% equity.

If you can make me believe your vision makes $, and that your the guy to pull it off, I'm handing you $ in proportion to what my reward can be for it, and how certain I believe you can deliver on it.  

Do you like the area or do you think that there may be more deals there with others pulling out of the area?
