I am looking to add a 2nd investment property to my portfolio but I have no cash to do so.

I really wish I had seen a detailed review of Foundation Property Management (FPM) or TurnkeyInvest here on BiggerPockets before signing on with them several years ago.

Does anyone know of a lender that will give a HELOC on an investment property.  

They also may feel better about A) looking at an empty house and B) no problems are being hidden by the Tennant’s property. 

I'm not set on doing it with a USDA loan, but I was eyeing rural properties and thought it may make sense to look at the USDA loan route.

Are you tapping nearly all the equity in your property?

I have an underwriting spreadsheet I created to do a 5 minute analysis of the property.

If not I wouldn't bother selling as there is an incredible amount of money lost in buying and selling properties, so you have to make sure you have a plan to maximize the equity and actually have enough.
