Thats another tactic;  low ball bidding, then cost increases mid-project.A 3/1 or 3/2 rehab keeping the 3/2 exterior walls but moving interior walls;   Maybe $110k

I was appalled by his tactics.

@Patrick Britton - As a realtor, I tried your suggestion about USPAP and other similar tactics in the past. 

But frankly, the only people who are losing now are the ones who are trying to time the market.So, I don't think it's just a weird sales tactic to say it’s a good time to buy, I think it's reflective of the fact that it IS technically always good to buy… as long as it’s a payment that YOU can reasonably expect to pay over the next few years.The reality is, it’s a good time when YOU are ready to take action!

However, all strategies, tactics, etc TRIGGER the “due on sale” clause, despite whatever people selling “how to” ideas want you to believe.  

And my landlord threatened a countersuit as well...my uncle lawyer told me it was nothing but a scare tactic, and any reasonable judge would throw something like that out without question. 

The key to this tactic is finding a landlord in the right spot.

The route David mentioned will work for now, but snowshoeing is frowned upon by carriers and will eventually (sooner rather than later) die as a marketing tactic.
