I assume you're buying SFs in the 1200-1500 SF range and doing some light to moderate rehab, is that right? 

One off investors usually have to wait 5 years or do a quiet title which of course is a moderate expense and takes some time.

In this context, moderately higher prices is a small price to pay and you can avoid large price increases by buying from developers that aren't profiteering.

The C+ to C- properties the local investors tend to pick the better moderate income properties that are a cheaper in  price but still in an okay area.
