A bit about me: I’m a payroll manager for a restaurant group, where I handle everything from creating policies and SOPs to processing payroll and ensuring compliance with state and federal laws.

There are some people coming back because there's a segment of the population who love living in the city and being walking distance to restaurants, stores etc. 

Amex personal gold for restaurants and grocery (4x), Amex Biz Platinum for Home Depot 1.5x and Cap 1 for misc purchases 2x. 

Rail roads he has got that covered.  ...and restaurants (Dairy Queen), and the Beverage Industry (Coke), and Oil & Gas (Suncor Energy), etc., etc., etc.The other side of the coin is he also missed the .com bubble burst in the late 80's.I tend to feel the same way...if you're going to invest, then invest in something you know.  

A restaurant or café with outdoor dining could thrive in this environment (there are not so many around the area), benefiting from the steady local traffic while also enhancing the appeal of the residential units.

Grocery stores and restaurants won't accept it (too volatile, fees too high). 

My wife and I have owned and managed STR condos in Carolina Beach and Wilmington, NC, for several years.We are looking to purchase a restaurant in north Asheville.

My personal favorite (and where I currently live) is Belmont, NC, a charming town about 25 minutes from Uptown with excellent restaurants, bars, breweries, and community events.

It does not matter whether you are starting a real estate business, restaurant, car wash, or amazon commerce business - the lender will first look at you and your partner and how much skin you have in the game, your experience and the risk of the loan not getting paid.
