In my experience, best case scenario you get 2 years out of each group as they're usually only looking to rent for Junior/Senior year. 

We could potentially subdivide the lot into four lots and build a main house, a Junior Accessory Dwelling Unit (JADU), and an Accessory Dwelling Unit (ADU) on each lot.

If you purchase the junior lien with the intent to never pay the senior loan, I think it is very shady at the very least.
