@Carlos HidalgoIn cleveland, I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

The population in Jefferson County is on the higher side, yet it is in a slight decline currently.The poverty level seems pretty low low right now, but is in a current incline. 

You can go all the way from Jefferson at the top of the state to Murphy at the bottom, which is over 200 miles from each other.

Most house hackers these days have been following the blue line (and west) in areas like Humboldt Park, Logan Square, Hermosa, Jefferson Park, etc.

Jefferson County still technically allows vacation rentals, but damn, they're capricious with their permits and just recently revoked the permit of one of my STR clients' Airbnb for what seems like arbitrary reasons.Park County, which stretches from a little bit southwest of Denver all the way to just south of Breckenridge, still allows STRs and the cash flow is better there than in some other areas.

Pockets such as Jefferson, West Boulevard, Cudell, Old Brooklyn to name a few.

I think, yes it has appreciated and there is way more appreciation to come as Miami and Broward become a major financial hub and metropolis of the South.
