We are in the "due diligence" phase of our evaluation and as business owners ourselves, we make decisions slowly and deliberately(over months/years). 

I've been deliberating over the same issue (long-term rentals vs. medium-term rentals) and am inclined to invest the extra effort to manage a medium-term rental, given the appealing additional cash flow it promises.

You have to be extremely deliberate in how you offer up information so that you don't scare your seller off with unfounded worries.So many BS'ers out there, and many of them hit a wall.

Investors are now stuck with a shell that is not rentable, can't be sold on the open market anywhere close to the price they bought it for, and they can't hire a US based attorney without spending at least another $10k to fight ABC.After much deliberation, ABC recently offered to buy it back for the same amount, but have not filled out the contract fully, have not presented any estimation of closing costs to the investor, and have not allowed the investor to be represented. 

This is the exact question I'm deliberating now.
