The only downside I see is not being able to take advantage of the tax deductions from interest as one would with a standard mortgage (for the purposes of this discussion let's assume I am using the money for something other than real estate, therefore no tax deduction possible).With a HELOC, I calculate that I'll only lose about $750 in tax deductions per year; at that rate, it would take about ten years before the closing costs of a mortgage are eclipsed by the loss in tax deductions of a HELOC.

Hi everyone,Just went into eclipse to renew a rental license and it came up with a new statement saying either the property must be managed by a PM in the city or we must have an address of an office in the city.

I would probably send a check, or if you are inclined, get professional advice on your state rules (which, of course, may  eclipse the cost of the underlying dispute, hence making the return of the deposit a more efficient course economically).But you do get a good low cost lesson in flaky tenants and careful documentation That is perhaps the most valuable part of the episode going forward.
