The listing agent may have you work through another agent in their office in a back-scratching arrangement between them, that is fine and still puts you in a better position than coming in cold with your own agent.Talk to the listing agent during the owner/occupant period, and submit your offer just before the property enters the investor period, going in with a 'strong' offer as you're already planning.Understand and monitor DOM and interval of time from the last price drop.

One of them has stucco siding, which is "dated" in New England - the other is vinyl.Question - what is the property "construction technique" for applying either say wood clapboard or cedar shingles over concrete - do you "strap" the concrete with wood - or, are say "concrete nails" sufficient" - also - what is standard for the interior walls - screwing a 2 X 4 against the wall (at 16" intervals) and then sheet-rocking over that?

If you spread them out they are more likely to assume you have actually researched each of these on your own.There is a good chance if you are persistent you can get most if not all negatives removed.However, the bureaus are offering a fairly new product allowing creditors to see what your FICO "was" at intervals depending on what level of service they buy from the bureau.
