I'm fine with that, but my goal is that the investor learns how to fish on his own, so that no matter what happens in life, they have the skill set to prosper. 

Don't ask for them up front because their connections are not given away freely if you are just fishing for people.

He worked in the water department in a Northern CA town for 30 years I helped him buy his home which he had paid for .. and we had many plans to do what we both love go trout fishing ..So there is a balance.. and for me being north of 65 I have all sorts fo business I work on every day I work harder now than I did in my 30s when I lived in the Napa Valley and play 140 rounds of golf a year.. at this age what else is there to do..

They can teach you how to fish, possibly buy your fish, but they won't fish for you.If you are very interested in this niche of real estate, you would be a fool not to at least buy the VestRight course.

They are never the cheapest, but if you hire the cheapest you get to follow them around and add a job of micromanaging to your list of daily activities.CEO's of multi million dollar companies golf 3 times a week, shop for cars mid day, get suits tailored, hop a jet to fly fish, have perfect haircuts every week, volunteer at a shelter passing out food, get photo ops and make company motivational videos.

Key West and the other keys does pretty well year round, relatively speaking; there's a lot of fishing attraction along the Keys even in the summer. 

I'm a fish out of water in this situation (this is my home, I don't do RE for income), so any possible approach to the situation is appreciated!

Located in a popluar fishing destination, there is a decent amount of traffic, but I am not getting any actual bookings....Any insight, tips, or tricks? 

Knowing of course that it is an IRS untaught method to their people who Audit return (of our SIC codes)-- An unknown fish so to speak that might cause them to simply redline it costing the customer big Bucks $$$$$$$$$ (and anxiety).The tax savings on a $30,000 write off should buy quite a few Mcdonald's cheeseburgers.
