In February I purchased a brand new 3 bed 3 bath duplex for 479k at 6.18%. 

A renter in my area would pay the exact same amount for a brand new manufactured home as they would a stick built (they probably wouldn't know the difference since its put on a proper foundation anyway).  

Set on 3.3 acres, this home has everything your buyers are looking for: a brand-new septic system, a state-of-the-art wall-hung boiler with radiant heat, and a stunning new kitchen complete with updated appliances and an island for gathering.

Uber was brand new at the time.

MetroOther developments on the horizon that should continue to lead to the success of the area are Alexandria Virginia’s massive success so far, most notably the completion of the Hazel tunnel in May of 2024, in it’s AlexRenew program to make the Potomac River swimmable and fishable by 2040 (Source), the new Rivana development next to Reston Town Center, which will add a 9 million square foot development to the newly expanded Silver Line Metro, the first Phase including 2.7 million square feet expected to be delivered by 2027 (Source) , and a 8.1 million square foot development from JPG Smith in Potomac Yards Alexandria next to the new Innovation Tech Campus and brand new metro station in the coming years (Source).

He knows his stuff and is really good at making IG videos: his brand is a very clever mix of being super humble, telling everyone profits are less than you think and then flashing some fat $$ he made by selling to his investors.

It's very on-brand for the city to have an error on their end when starting the process, though.

Japanese people culturally like brand new and shiny products and you will have a small market of investors who won't touch unless you offer attractive yields.

In Phoenix, a 1996 build is practically brand new when compared to a WWI-era home in Cleveland or Pittsburgh or some other Midwest or East coast city.While I agree that older homes come with more problems, buying something newer may not work as the price will be higher and won't cash flow as well.I'm of the mindset to buy what fits your budget and investment goals.
