all those things considered... and of course I sold them right away mainly to Germans for 50 to 60k apiece so we took our 15 to 25k profits and did that for a year or so then went to Atlanta and was getting smokin deals there I think I bought 54 in one year at courthouse there then the big hedge funds came in and kicked us to the curb.. we kept those though and then rolled them all up and sold them all at once to a HEDGE fund.. doubled our money in 18 months on those.

I am way too good looking for prison. let your bankers help you with the Patriot act compliances then your good to go.. securities and other things are not germane to a out of country lender.. also there are special tax breaks that I can share with you off line if you set this up right.. that will make you look like a freaking hero to your off shore investors.. 

I just have to be a contrarian here @Caleb Heimsoth  as Caleb states I cannot think of anything risker than remote rehab for beginners.. keep in mind the author is a very experienced real estate professional and what works for him simply is not germane for beginners I know they want to sell books on this site.. but I fear there is going to be some really sad people that try to do this and simply don't know what they don't know.. all to just save 5 to 10k  extra that a flipper that does all the work and takes all the risk makes bringing you a finished product.. you can lose 10 to 20k in a heart beat doing this if not more.. 

But what about the German Schmear technique?

The usual example you'll see is if a LL's property insurance policy does not allow German Shepherds, then they do not need to allow a German Shepherd to live on the property even if it is an ESA or service animal. 

not sure what the answer is.. a lot of these folks would not live in a normal residence given the choice so you have that working against you as well.Maybe allow your tenants to have a large breed dog for safety like a German shepard.. 

Because is was telling them how it was.. and I helped a lot of Aussies dodge some big bullets.that's why I wrote my E book on out of state investing.. it was for the AUSSIE audience but its germane to US buyers as well I give it out for free.. its the stuff no one tells you about.
