This set of tenants completely shocked us (trying to hide things they broke, then actually going as far as stating they left the home in better condition than when they moved in, the father had a verbal confrontation with a female neighbor, they were not paying for trash for over a year and were stuffing the neighbor's bins with their own trash, leaving piles on side yard behind gate, etc.).

So you think you're good to go, but then someone moves a bed a few feet while rearranging their room 7 months from now, and poof now three activate, one of which is female, and they reproduce.

Put a lockbox on the door, with key inside, note of door telling tenant to contact office for code.That being said, landlord has to be kinda careful in handling the female.

If the neighborhood is sketchy you could put those metal mesh security doors on at least the rear...females might like them at both entrances so you can open the door but be locked in.

There is a washer and dryer.Things like the Smart TV, wifi, outdoor grill, firepit, horse shoe pit, nude female artwork in the bedrooms, etc. are just bonus things above and beyond staying in a motel room.

It seems as though you have developed a great strategy of handling these types of tenants, but with this being our first rental property (and me being a 5'1 female against these two), there's no way I could chance my safety.
