The property I am considering is a house that underwent a residential fire, and most of it is in very poor condition.

I recently acquired a property in NC which underwent a foreclosure. 

Unfortunately, back in 08’, they already underwent a short sale causing their credit to sink.

The place underwent a full flip in 2008, just prior to my purchase - as the Northeast market was crashing, but unfortunately not bottomed-out.

On a side note, I always understood the redemption period being after the Sheriff sale (before it is confirmed in the court) or it was 30 days prior to the Sheriff sale (After the NOD).I will dig a little deeper into the Ohio laws as I would like to at least start pumping out the 2 FT of water in the basement due to the flood this city just underwent.  

The PM I hired attended all the classes and met all the requirements.The House underwent an inspection by someone from the CHA, and they shot back that the house needs:Furnace certificationRoof certificationWater Heater certificationBrand new carpetingRe-seal/coat drivewayReplace all carpetInstall extension pvc pipe for sump pump behind houseTotal: $5800 (est)I'm in the thinking that I'm either being jipped (not by the PM, but by CHA) or that I should ditch the section 8 tenant/CHA all together and find another tenant.

The other unit is vacant and underwent some remodeling but does need a little work.

I underwent a self examination to really understand myself, determine strengths and weaknesses as well as my level of risk tolerance.  

Both of our properties underwent significant renovations, and having a truck was a big plus for us.
