@Matt Wan From overseas I would suggest buying in a market that is readily and easily accessible from one of the airports you can conveniently get to.

There are a lot of Denver investors who should be able to weigh in directly here.

Your bio says "Denver" but that could mean a lot of things and there are significantly different rules on renting out your property whether you're in Arvada, Westminster, Aurora, Denver proper, etc, etc.

I'm out in Denver but have family in NC and from what I've seen it seems like a fantastic market.In addition, if you house hack there are programs like NACA that will help you qualify. 

I don't know the Dallas market, but it seems that midterm rentals do well in the Denver suburbs here in Colorado.

Add a very diversified economy here with banking, insurance, oil and gas, education, three medical schools, 3 law schools, life sciences, DFW airport, and so much more, it looks like the growth just goes on and on.As far as appreciation goes, that's always tough to predict.
