In my expierence that is all going to need to start with a well crafted chart of accounts. 

I think its more of a business and life lesson honestly... become a master of your craft, and everything else becomes much much easier.

I also suggest having them help you craft an a straight option agreement as well.Good luck....

I need suggestions on crafting a sub 2 deal.  

But the problem is sifting through the coal to find the diamond.One could spend years digging for diamonds and learning to craft them into a ring.

If you ever stop rolling over to new dsts and paying that 10-18% in fees, then you’ll owe all those taxes anyway…It reminds me of the large local swap meets, gun shows, craft shows, etc etc etc….    

They are getting what they really want, and you are crafting the deal to where it will still make sense for you.One potential issue is if what is most important to them is also important to you.

Did they progress through the lending/collection ranks to hone their crafts, or are they glorified stock brokers that have simply bought and sold paper without really knowing the nuts and bolts of the collection/foreclosure process.

Being in the STR space, it has been really good crafting descriptions and auto messages that can be used to create a listing on airbnb, your own website and guest communication messages
