Right now I'm interested in Bird-Dogging, Real Estate Photography, and Website creation / management.

I personally know a handful that bought from MI and the issue wasn't simply lack of due dilligence, it was creation of false leases, appearances of rehabs performed, rent checks that came in against no tenant placement, all which signal fraud (@Tyler Jahnke 's infamous post on BP).

Guess who is part owner of the LLC creation company?

I'd recommend researching areas to see that they have:- Low unemployment- High demand for housing - relatively low inventory- local job creation/booming local economy- high avg/median income- increasing population- low average days-on-market (DOM)- history of rent and property value increases YOY- low crime- highly-rated schools (or above average)I'd compare the target neighborhood to surrounding neighborhoods and/or nearest metro areas. 

This requires continual and significant job creation.

Things I've got down to minimal effort or fully automated: * Rent, security deposit, and fee collection* Basic accounting and tax packet creation* Listing vacancies* Lease signing* Applications, credit, and background checksThings I'm still dealing with directly ad-hoc or don't have a well defined process or solution in place for:* Requests and communication with tenants* Finding and coordinating service providers for maintenance and repair work* Scheduling showings and getting prospective tenants to make their appointments* Tenant turnover for move in and out* Keeping up with legal changes and lease template updates* Setting rent amounts* Lease enforcement - tenants are responsible for things like yardwork, routinely get letters from the city about weeds / tall grass, etc.Questions for the group:* What am I missing if I were to make out a checklist of an "automated property"?

We are exploring the idea of hopefully working with the government to establish a system, potentially through the creation of a nonprofit organization.

Is it about real estate, or just return on capital and wealth creation?

The hardship cannot be self imposed, but is generally a hardship that is due to the unique shape of the lot or a hardship imposed by a change in the regulations, such as the creation of an undersized lot due to regulation amendments.

But I really fail to see the benefit for a person getting started to help with wealth creation.
