If you have a gas insert there is also less chance to start a fire then leaving it to them not to use a wood fireplace.

Saika  While a permit is a hassle, what happens if there was a fire, it burned down, someone got killed and the fire department was not even aware the unpermitted structure existed.

I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

I had a feeling something was going to go wrong when Jorge started to open up all these other Funds...to many irons in the fire I guess. 

Make sure to have 2 back up teams that you think are fully ready to go as well, in case the first team lets you down (I have fired my first property management company 100% of the time).
