When an investor decides to buy a 100 year old property in a low income neighborhood it's pretty clear that they are only going to renovate it to the standards of the comps.

I've been a financial planner for 17+ years and one of the main things I've learned is that the more I think I know what's going on, the less I'm actually correct.

If the lease is a do it yourself and/or more than 5 years old you probably want a new one anyway.

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.

I’m here as a 51 year old newbie to real estate investing and wanting to learn as much as possible.  

AT MOST you rent it out for 2 years and then sell it but honestly you’re probably better off just selling it.Assuming zero vacancy and zero capex you’re going to make about $12k/yr.

@Bryce Jamison So, explain to us how your logic applies to 200 year old homes in New England area that continue to appreciate?

My personal property is located in pennsylvania and my friends who are foresters have told me I have oak and hickory that are 250 years old which is unheard of in PA. if I were you.
