It is a stealth tax and never acknowledged as one.

The main reason for doing this is because we will have "scam tenants" that schedule a showing with a fake identity, income, etc then will try and steal the door code from us when at the showing so they can break into the property after the showing.

Specifically, go with LED bulbs(not the lousy ones from Ace hardware, but good ones with nice light quality,) and a .8 gallon per flush toilet(from Home Depot- Niagara Stealth) and a 1.75 gpm showerhead.

I know Snidely Whiplash lives in Canada always trying to steal the deed and evict Polly until Dudley Do-Right shows up, so it's hard to believe that the authorities up there have no issues with predator practices. :) 

I've heard good things about the Niagara Stealth toilets (0.8 GPF) but am curious on other models/brands of shower heads and aerators you use in your properties to knock your water bill down?

I was also responding to Steve's posts where he would just go behind the wholesaler's back to try and get the seller to list. ...How about he drops $10,000 on marketing (as I have the past few months), digs through people cursing at them, sitting on dozens of porches listening to sellers...for a piranha to try and go behind their back to steal the lead.

Only way to accomplish that is to pay your relative way below what property is worth, or do all the construction work yourself and steal the materials!
